Lippo Invests Rp 5 Trillion in Cempaka Putih

Property developer PT Lippo Karawaci Tbk is developing the integrated area, Holland Village, worth Rp 5 Trillion in Cempaka Putih, Jakarta Pusat.

Ivan Setiawan Budiono, the CEO of Lippo Homes (which is a business division of Lippo Karawaci that develops mixed-use superblocks), notes that this area adopting an urban, central living concept will be constructed in two phases in an area measuring seven hectares.

“We are presenting this mixed-use superblock development project to answer the demands of Jakarta residents, specifically those residing in Cempaka Putih, Kelapa Gading and the immediate surrounding areas, for an integrated area suitable for a modern living,” he stated in a press release received by Bisnis Indonesia on Thursday (10/1).

Holland Village will itself be comprised of nine property products such as a luxurious apartment, an office building, a hotel, a hospital, a mall, a school as well as a ballroom. This project will be ready for launching by the end of this month and will be constructed within the year.

Ivan adds that the integrated area, Holland Village, has one distinct advantage over competing properties: it is located near the planned site of the cloverleaf bridge in Cempaka Putih that will soon be built.

The bridge is intended to provide ease of mobility for Jakarta residents and will automatically make it effortless for Holland Village to be accessed from all directions.

“Residents and visitors of Holland Village will have a multitude of options for access to the area. This makes Holland Village the leading integrated area in Jakarta. It is a very strategic location,” he stated.

Previously, Lippo had plans to develop seven new towers in the Kemang Village superblock in Jakarta Selatan. Jopy Rusli, the Director of Lippo Karawaci, said that six apartment towers have been built and one more is being constructed in a superblock measuring 15.5 hectares for the first construction phase.

“The second construction phase will begin in the first quarter of the coming year. We plan to add two The Bloomington-class apartment towers and five more similar towers in the third phase. Within five years, we plan to have fourteen apartment towers standing in Kemang Village,” he explained.

This second phase will also include a new hospital (by Siloam Hospitals) and a food and beverages retail area.

All seven towers built during the first construction phase supply around 1,500 upper-middle class apartment units.

In addition to apartment residences, the first phase further consists of a school, Lippo Mall Kemang and a five-star hotel (JW Marriott) which are scheduled for operations in 2014. The construction will take up an area of eight hectares.

Pengembang properti PT Lippo Karawaci Tbk akan mengembangkan kawasan terpadu Holland Village di Cempaka Putih, Jakarta Pusat senilai Rp 5 triliun.

Ivan Setiawan Budiono, CEO Lippo Homes, yang merupakan divisi usaha mixed used superblock development Lippo Karawaci, mengatakan kawasan ini mengusung konsep Urban Central Living akan dibangun dalam dua tahapan pengembangan di lahan 7 hektare.

“Proyek mixed used superblock development ini akan kami hadirkan untuk menjawab kebutuhan masyarakat Jakarta, khususnya Cempaka Putih, Kelapa Gading, dan sekitarnya terhadap sebuah kawasan terpadu yang sesuai dengan gaya hidup modern,” ujarnya dalam rilis yang diterima Bisnis, kamis (10/1).

Holland Village nantinya terdiri dari sembilan jenis produk properti antara lain apartemen mewah, perkantoran, hotel, rumah sakit, mal, sekolah, hingga ballroom. Proyek ini siap dilundurkan pada akhir bulan ini dan mulai dibangun pada tahun ini juga.

Ivan menambahkan kawasan terpadu, Holland Village memiliki poin keunggulan yang tinggi dibangdingkan dengan proyek properti lain karena terletak persis di dekat lokasi rencana pembangunan cloverleaf bridge Cempaka Putih yang segera dibangun.

Rencana pembangunan cloverleaf bridge Cempaka Putih ini, menurutnya, bertujuan memberikan kemudahan mobilitas bagi masyarakat Jakarta itu, otomatis membuat kawasan terpadu Holland Village sangat mudah dikunjungi dari berbagai arah.

“Sebaliknya bagi penghuni dan pengunjung Holland Village, merek akan memiliki banyak pilihan akses menjuju ke berbagai arah. Hal inilah yang membuat proyek ini merupakan kawasan terpadu ini merupakan kawasan terpadu unggul di Jakarta, saat ini. Lokasinya sangat strategis,” paparnya.

Sebelumnya, Lippo juga berencana mengembangkan tujuh menara baru di superblok Kemang Village, Jakarta Selatan.

Jopy Rusli, Director Lippo Karawaci, mengatakan saat ini terdapat enam menara apartemen yang telah terbangun dan satu menara lagi yang masih dalam tahap konstruksi di superblok seluas total 15,5 hektare itu pada pembangunan tahan 1.

“Pada pembangunan tahan II, yang akan dimulai pada kuartal 1 tahun depan, kami berencana menambah dua menara apartemen sekelas The Bloomington dan pada tahan III tambah lagi lima menara. Jadi 5 tahun mendatang ada 14 menara apartemen di Kemang Village,” terangnya.
